Mississauga is unusual in the GTA for how evenly split it is between single-family furnace-and-duct systems and high-rise condo units running on fan coils. We get calls from both, and the maintenance advice for one is close to useless for the other — so the first step is knowing which system you actually have.
If You’re in a House: You Have a Furnace
Furnaces heat air directly and push it through ductwork to vents in every room. If you can hear a blower kick on, feel warm air from vents, and have a single thermostat controlling the whole system, that’s what you’re working with — and the usual advice applies: replace the filter every 1–3 months, book a fall tune-up, and watch for short cycling or pilot problems as the system ages past 12–15 years.
If You’re in a Condo: You Likely Have a Fan Coil Unit
Most Mississauga condo towers use a central boiler or chiller in the building, with a fan coil unit in each suite that circulates hot or cold water through a coil and blows air across it. A few things are different here:
- You don’t own the building’s heating plant. If there’s no heat building-wide, that’s a building management issue, not something an in-suite technician can fix.
- The unit in your suite still needs its own maintenance. Fan coil filters clog just like furnace filters, and a dirty coil or a failing fan motor can leave your unit blowing lukewarm air even when the building’s system is working fine.
- Condensate drain lines are a common failure point. Fan coils produce condensate that needs to drain properly — a clogged line is one of the most common reasons for a leak or a unit that shuts itself off.
Maintenance That Applies Either Way
Regardless of which system you have, the same basic discipline prevents most emergency calls: replace or clean filters on schedule, don’t block vents or returns with furniture, and get warning signs — strange noises, weak airflow, uneven temperatures — looked at before they become a full breakdown.
When to Call
If you’re in a house and the furnace won’t run, or you’re in a condo and your in-suite fan coil isn’t heating or cooling properly even though the rest of the building seems fine, that’s a call for us — not building management.
